Setting the Stage

From applying a fresh coat of paint to rearranging furniture, we will work
with you to ensure the property is visually ready for showing. While you are preparing your home, we will prepare your marketing, which might include scheduling a professional photoshoot and/or video session, commissioning an illustrative floorplan, organizing professional staging, and writing a listing description.

We will immediately begin to network and market your property before “going live” to drive interest among prospective buyers and their agents.


Going Live

When you property is officially listed as “active” on the MLS it will be “live”. For the duration of the process we will showcase your property on and market the property information across partner sites to increase marketing exposure.


Spreading the Word

We will develop and execute a marketing plan tailored to your property. Your marketing plan will consist of a customized combination of professionally produced print marketing, eye catching signage outside of your property, a customized social media campaign and use of our extensive client and agent network to maximize your property’s exposure.

Making Connections

While your home is live, we will continuously leverage our professional contacts to find your ideal buyer. We will host open houses to showcase and present your home both to brokers and prospective buyer clients.


Building a Strategy

We will conduct an assessment of the market response within the first few days your listing is live. Feedback from agents and buyers is aggregated and presented to you as we either finalize contract negotiations to maximize your profits or revise the listing strategy to meet your needs.


Measuring Success

We will provide you with frequent and continuous traffic metrics so you can stay up to date on the market
response to your property.


Optimizing the Offer

Following an offer, we will analyze the terms of the contact and then present and discuss the offer with you.
At this point, we will discuss acceptance, potential counter offers or rejection of the presented offer.

Negotiating the Details

Once you accept the terms of a contract, we will coordinate execution and distribute a fully executed contract to all transaction parties. We will review any contingency periods (i.e., financial, inspection, appraisal) and communicate with you as we move through these contingency periods. Inspections and appraisals may be scheduled during this time.


Completing the Closing

The title company will work with all parties to set the time and date for closing. Once closing is set, we will arrange a final walk-through of the property with the buyer just prior to the closing. As we approach the closing date, we will coordinate completion of any final closing paperwork and provide resources to you for repairs, moving assistance, utility transfers, etc. as may be required for your move.
